Applicant questions

Before you apply

How do I apply for a home with America's Best Property Management?
You apply online through RentSpree, using the Apply button on the page for the home you want. Every occupant 18 or older completes an application and provides a valid ID. If you have questions before you apply, call the office at (951) 248-1875, Monday through Friday, 9am to 5pm.
What do you check when I apply?
Every adult applicant is screened the same way: a credit report, verified income against our written rent-to-income standard, landlord references going back two tenancies, and a public-record eviction search. The standard is written before a home is listed and applied the same way to everyone.
Do you accept Section 8 and other housing vouchers?
Yes. Source of income is a protected class in California, and a voucher is never a reason we decline an application. For applicants with a rent subsidy, the income test is measured against your share of the rent, not the full rent, and you can choose to provide other verifiable proof that you can pay instead of a credit history (California Government Code §12955).
Is there an application fee?
Yes. The application and credit check is $40 per adult applicant, paid through RentSpree; we don't pull credit ourselves. Complete applications are reviewed in the order they're received. California Civil Code §1950.6 limits the fee to the actual cost of screening, entitles you to a receipt, and lets you request a copy of your screening report.
Can I see a home before I apply?
Yes. Call the office at (951) 248-1875 to schedule a showing.
Do you allow pets?
It depends on the home, and each listing shows the pet policy. Pets must be documented and approved, and pet rent may apply. Assistance animals, including service and support animals, are not pets and aren't subject to pet rules or pet rent.
What areas do you have rentals in?
We lease homes across the Inland Empire, Orange County, Los Angeles County, and San Diego. Most are single-family homes, along with condos, apartments, and duplexes. The Homes for Rent page always shows what's available today.
