APPLICATION REQUIREMENTS

Application Requirements:

All occupants 18 and older MUST submit an application,

and a valid ID

Applications are through RentSpree only

Occupants that are aged 18 but still students living with parents will not be required to complete a credit/background but must complete an application with ID

Application & Credit Check is $40 through RentSpree. We do not pull your credit ourselves. You must go directly to the link provided.

 

Processing:

Fully complete application and requested documentation are processed on a first come first serve basis.

The first qualifying applicant will be approved. We will not hold for incomplete applications. Fully completed applications are all parties completed with all forms submitted.

 

Requirements:

Good rental history with landlord contacts information
Verifiable income: Bank Statements, Paystubs or Self-Employed can submit Bank Statements, 1099’s, Business license, Tax returns – PDF versions. Screen Shots will not be accepted!
Credit Score 650+ preferred. Anything below will only be accepted if low Debt to Ratio and or lack of credit history.
Make 2.5x to 3x the rent amount. Depending on debt ratio
Housing Assistance recipients must provide three different bill payments (Utilities, Car, Phone) for the last 12 months
Housing Assistance recipients on an escalating rent payment program must provide their financial plan.

 

Government Voucher Requirements (SB-267):

Applicants under HUD jurisdiction do not undergo a credit history check.

 

Requirements for (Government Voucher)

Income 3x your portion of rent

Proof of ability to Pay: 2 years of on-time rental payments and positive reference

Three copies of bill payment history (Utilities, Car, Phone) for 12 months

4 months copies of full bank statements PDF – no screen shots

No evictions

 

Auto Denial:

Eviction

Debt exceeds 50% of income
Collections from Cash Advance or a Prior Rental is Auto Denial

 

 Pets and Service Animals

 

All pets must be documented and submitted for approval. Additional Pet Rent may be required.   

Service animals must submit ESA Certification.

 

Once Application is APPROVED

 

Security Deposit must be paid within 24 hours via certified bank check (cashier check)
Lease must be signed within 24 hours
Failure to complete will result in forfeiture of approval
Lease start date must be within 2-3 weeks of approval

 

NO EXCEPTIONS: Security Deposit and First Month rent must be paid by Cashier Check or Money Order. After the 1st month the tenant may use the many options available to pay. Online, Wire, Through Tenant Portal Simplyfi-EM, or they can mail in their monthly check.
